Second Floor Addition:
This project is adding a second floor master suite to the house. It needed extensive Framing work and adding new footings in the crawl space to support the extra load. The main beam on the first floor ceiling needed to be changed also. The windows used are by Viwinco, awning windows and fixed window combination in the front, geometry and awning combination in the back. The flat roof area is done by CertainTeed specialized flat roof material and other area are architect roofing to match the existing roof.

Kitchen Remodel:
This project is to remodel the kitchen to take out the load bearing wall where the island is to support the load with Steel beam and two side columns. Extensive foundation work needed for adequate support of second floor load. Some extra work was needed to line up the bulk head with the finished line of the cabinets. Also needed extra plumbing work on the concrete floor to move the sink to island area.
Screen Porch Conversion to Sunroom:The screen porch was old and needed some upgrade and the sunroom idea added much better living space for the house. Framed the walls for knee wall and window space, added two side doors and removed the sliding door to open the area to the rest of the living area. The windows used are casement type, the windows and the two doors area Pella. They are wood interior and aluminum clad exterior. Stained the interior wood to match other wood finish and used Hardie Plank for exterior siding in matching color.

Box Windows:
This work is to remove the existing windows and some of the side brick veneer to install the box window frame. The interior side space has built-in book shelves. The idea added a lot to the depth of the room and made the room look much bigger. The box window frame is tied to above rafters with steel cables for added load support. The windows are casement type in Viwinco brand.
Kitchen Addition and Remodel:
The project was to add another 8' to the existing kitchen to double the size extending to the carport area. The work needed foundation work to include under the back wall previously added dining room. The corner of dining room needed to be suspended for concrete work. Also need more beam support in the basement to hold the extra load on the other side of the kitchen.
Featured Project; Whole house renovation and partial addition:
This project was to tear down old living room addition and build a new high ceiling addition combined with kitchen remodeling, also in the process re-built two large decks and one small deck off of master bedroom. The new decks have reinforced footings and framing, composite decking, cable rails, PVC facias and spiral staircase for a solution to avoid having a large staircase in a sloped ground with limited space. Replaced all soffits and exterior trim work, gutters and exterior lights. The remaining work included, changing all interior doors to solid core doors, new roof, skylights, entire master bathroom renovation, built two new rooms in basement one for home office and another for kids game room, took out the main old staircase in the house and installed new floating glass ViewRail staircase, changed all floors in the house to hardwood upstairs and waterproof PVC flooring in basement, built new fireplace front with custom tiles and new fireplace door, installed new recessed lights throughout the house. In this project used, Pella doors and windows, Porcelanosa tiles, CertainTeed Landmark roofing shingles, ViewRail glass staircase, Velux skylights, Azek decking and PVC material, Fenney CableRails and Hardie Plank siding.
